Modern Spaaces is a Bengaluru developer led by partners Shravanth Reddy and Novin Reddy, with its office at No. 73/2, Chambenahalli Village, Dommasandra Post, on Sarjapura Main Road. It builds apartments, villas and plotted communities almost entirely on the Sarjapur Road corridor, and builds its apartments and villas with aluminium formwork (Mivan).
By its own figures, Modern Spaaces has developed about 2 million sq ft, has 5.5 million sq ft under way and more than 20 million sq ft in its upcoming pipeline. Its entities hold more than a dozen project registrations with Karnataka RERA, the first issued in 2020. Projects it lists as ongoing include Green Storeys, Engrace Vista, Serene Heights, Soulace, Onyx, Neon, Windmere and Ivy County, and it lists Urbanest, Soul Tree and Engrace as completed.

The official launch is expected at the end of October 2026. Until then an expression of interest is open, which gives priority access to launch information, configurations and introductory pricing.
The launch offer is to pay ₹10 lakh now and nothing until possession, with a pre-EMI from ₹10,000 a month. The standard rate of about ₹9,000 per sq ft is on a construction-linked plan. Ask for the payment schedule and the pre-EMI terms in writing.
The first 200 buyers pay no floor rise charges and can choose any floor and any unit in the tower. Preferential location charges and additional charges are separate, and the offer closes once 200 bookings are made.
Floor rise charges are an extra amount per sq ft that many Bengaluru high-rises add for homes on higher floors. At Modern Spaaces Sarjapur the first 200 buyers pay none, which matters most in a 47-floor tower where the upper floors would otherwise cost more.

Mivan is aluminium formwork: walls and slabs are cast together in concrete using precise reusable aluminium moulds. It gives consistent, monolithic structures and a fast floor cycle, which suits a tall tower. Modern Spaaces uses it across its apartments.

Not today. The planned Sarjapur to Hebbal metro line (Phase 3A) was approved by the Karnataka government in December 2024 and awaits Union government approval, so no station or opening year is fixed yet. Buses and the road network serve the area for now.
The possession date is announced with the K-RERA registration, which records the completion date the developer commits to. Under the launch payment plan you pay ₹10 lakh now and nothing more until possession.
